Tell us what you are looking for. We will tell you where to start.
Pick what you are doing and where. We will tell you what matters most, before you speak to anybody, including us.

Resale is the business. The rest is what a move actually needs.
Most people meet us over one flat and come back for the next three things. That is why all of it sits under one roof instead of being handed to a stranger at every step.

Interiors and civil work
Fit outs and civil work once the flat is yours, with an itemised estimate before you commit and the society's permission handled, so the design that is drawn is the one that gets built.

Investment advisory
Which pocket, which building, and what the flat actually earns at the price being asked. We do the arithmetic on the real property, so you buy on numbers rather than on a suburb's reputation.

MHADA paperwork
The permissions a MHADA flat needs before it can be sold, let, mortgaged or passed to an heir, taken from the Board's own rules, filed as one complete application and followed through with the Estate Manager until it is done.

The portals are where most searches start, and they are good at one thing: showing you everything. Here is what changes when the person on the other end has walked the building.
| Shree Giriraj | 99acres and MagicBricks | NoBroker | |
|---|---|---|---|
| Someone who has been inside the building before you visit it | Yes | No | No |
| Owner and title checked before the first viewing, not after the token | Yes | No | Sometimes |
| Society's no objection lined up before a price is agreed | Yes | No | No |
| Registered agreement and registration handled in person, end to end | Yes | No | Sometimes |
| Early access to new launches from developers we deal with directly | Yes | Sometimes | No |
| Nothing to pay until your deal actually completes | Yes | No | Sometimes |
| An office in Borivali West you can visit, since 2005 | Yes | No | No |
Portals list what owners and agents upload and charge for visibility; NoBroker connects you to owners directly and charges for its plans and services up front. Both are useful for seeing what exists. Neither has stood in the flat.
Six things we look at that a listing will never tell you
This is the part of the job that does not fit in a photograph.

We meet the owner and see the ownership document before you see the flat, so the person you sign with is the person entitled to let it.
Some older societies in Chikoowadi have their own views on tenants, single people included. We ask the society before the first visit, so the buildings you see are ones that will welcome you.
Every building has water. We tell you at what hour and for how long before you visit, because it is the thing you will notice every morning.
We confirm the parking the society will actually allot you, in writing, so the space in the brochure is the space you park in.
Every suburb has buildings where redevelopment has been next year for a while. We tell you what stage a building is genuinely at, because it changes what the flat is worth and what you should pay.
Two to three months' rent is the norm in newer societies here, more in some older buildings. We tell you the going rate for the building before you negotiate, so you pay what the street pays and not a rupee more.
What clients say, in their own words
“I live in Dubai and my 3 BHK in Borivali West had been sitting empty because I could not manage viewings from Dubai. Mr. Pramod, handled everything from finding the tenant to the registration of agreement and the handover, and kept me on WhatsApp at every step. My only job was to say yes. It has been let ever since. Thanks to him.”
Jai ShankarLet a 3 BHK · Borivali West “We were moving from Thane to Borivali for our daughter's school and had one weekend to find a 2 BHK. Pramod ji had confirmed the owner, the water timing and the society's answer before we arrived, so the first flat we saw was the one we took. Two years on we are still there and the owner still deals with us through him.”
Jigar BarotRented a 2 BHK · Borivali “Our first home, a 1 BHK in Borivali West, and we had never seen a title document in our lives. Pramod ji met the owner with us, explained every paper in the file, and had the society's no objection sorted before we agreed the price. The registration happened on the date he said it would. If you are buying for the first time, start here.”
Ashish GuptaBought a 1 BHK · Borivali West “I was selling my late father's 1 BHK in Kandivali East and the file had gaps I did not know how to close. Shree Giriraj told me exactly which documents were missing, helped me get them, and only listed the flat once everything was in order. The buyer they brought was serious and the deal closed without a single delay. Honest people.”

Answered before you have to ask
What documents do I need to buy a resale flat?+
You'll need the seller's original title deed and chain of past sale agreements, the society's share certificate and No Objection Certificate (NOC), the latest property tax and maintenance receipts, and an encumbrance certificate confirming the flat is free of loans or legal disputes. We verify all of this before you pay any token amount.
How much is stamp duty and registration on a resale flat in Mumbai?+
Stamp duty in Mumbai is typically 5-6% of the agreement value, plus registration charges of 1% (capped at ₹30,000). We calculate the exact figure for your specific flat before you commit.
What documents do I need to rent a flat in Borivali, Kandivali or Malad?+
For most rentals you will need ID proof, address proof, passport size photos and, in many buildings, a police verification form. We prepare and register the rent agreement so both you and the owner are protected.
How much deposit do I need to pay for a rental flat?+
Deposits vary by building and owner, typically a few months rent for unfurnished flats and higher for furnished ones. We help you understand the going rate in Borivali, Kandivali and Malad before you commit.
Why do your project prices show as '₹2.** Cr' instead of an exact figure?+
We mask exact pricing online because prices change with floor, view and current availability. The teaser gives you a realistic budget range, message us on WhatsApp and we'll share the current, exact price sheet for the specific unit you're interested in.
How quickly will you respond after I enquire?+
Most enquiries get a response the same day, often within a couple of hours during business hours. Enquiries sent via WhatsApp are usually the fastest way to reach us.
